What We Invest In
Gordian acquires value-add industrial properties in dense, under-invested Florida and Texas markets. We focus on infill sites with broad tenant appeal and strong access to major transportation corridors.
Our typical acquisitions are properties that fall below the radar of institutional capital: assets with below-market leases, properties needing repositioning, or sites in smaller metros where competition from larger buyers is limited. We underwrite every deal on a long-term hold basis and prioritize a low cost basis above all else.
Ideal tenants are essential service providers serving the local population—building materials suppliers, equipment and truck rental operations, service contractors, and auto and truck repair businesses. These are tenants whose demand is driven by population density, not economic cycles.
Ultimately, we are making investments on the conviction that Florida and Texas will continue leading the country in population and economic growth.
Where We Invest
Gordian is focused exclusively on Florida and Texas, focusing on metros with strong population growth and limited new industrial supply. Gordian is targeting 400k+ population cities along major logistics corridors.
In Florida, that means Tier 2 & 3 population MSAs like Fort Myers, Melbourne, Lakeland, and other markets along I-95, I-75, and I-4.
In Texas, that means targeting the suburbs and exurbs of Houston, Dallas, and Austin where the bulk of population growth is occuring in nominal and percentage terms.
These are markets where industrial demand is driven by a growing residential base and where infill properties with good access to major thoroughfares are increasingly difficult to replace.
